The first business centre offering flexible office and pay-as-you-go desk space to small and medium-sized businesses has launched in North Berwick, East Lothian, with the potential to generate a significant boost to the local economy while providing an alternative for those wishing to work closer to home.
The Lighthouse, situated on Heugh Road, North Berwick, will offer a range of 2-6 person offices, 22 fixed desks, and a number of co-working options. Special rates for commuters will also be available, enabling those who normally travel to Edinburgh for work to work a day or two closer to home.
The brainchild of property professional and local resident Andy Hadden, and his business partner Alasdair McCaig, the Lighthouse aims to fill a gap in the market for Grade A offices and flexible co-working space in North Berwick.
The Lighthouse will also offer informal and formal meeting spaces, comfortable break-out areas, showers, kitchen facilities and specialised coffee. High-speed business broadband is supplied along with printing and photocopying facilities also on site. In addition, a meeting room will be available for public hire and pop-up ventures, as well as free car parking spaces for tenants, and 16 publicly available self-storage units.
Co-founder Andy Hadden said: “The Lighthouse has really captured the imagination of local businesses and we’re pleased with the strong levels of interest that we’ve already received. There has been strong interest from local businesses and pre-signed tenants range from construction consultants and IT experts to a locally-sourced lifestyle products business.

Merlin Academy of Traditional Music has selected the Lighthouse for the site of its second studio in Scotland. Director Bridget Gray said: “The Merlin Music Academy are very excited to be moving into the Lighthouse.
“This is a perfect location for us and our customers and we are looking forward to expanding our business and becoming a well-respected and recognised local business within North Berwick as we already are in Melrose.”
Prices at the Lighthouse start from £150 p.m for a hot desk, £250 p.m for a fixed desk, and private offices start from £595 p,m. Almost all of the private office space has been pre-let. There are discounts for start-up businesses and also day rates from £30.
